Overview
Space holds possibility. In this Long Beach multifamily property, a row of modest garages became the starting point for something greater—two new residences, meaningful shared spaces, and a vision for long-term growth.

The Goals
The existing property included four units with detached garages accessed from a rear alley. Our aim was to transform this overlooked footprint into two generous ADUs while maintaining essential parking and introducing thoughtful amenities that elevate daily living.
The design includes:
- A one-bedroom and a two-bedroom ADU, each well-proportioned and light-filled
- A dedicated parking stall for each residence
- A shared laundry facility
- Private owner storage
- A rooftop barbecue and gathering space framed by open sky
The Process
We began with a feasibility study—reviewing city requirements for parking and turning radius, and identifying the maximum allowable square footage to maximize value and ROI. Our team modeled the existing site to understand every constraint and opportunity, developing multiple concepts before refining a design that balances comfort, privacy, and connection.
The result is a plan that:
- Preserves existing greenery
- Integrates shared open areas without compromising privacy
- Upgrades infrastructure with separate utilities for each unit
- Creates a rooftop retreat for gathering and relaxation

Challenges & Improvements
Before design work began, the property faced shared utilities, dated electrical and plumbing systems, and a lack of common amenities. Our proposal resolves these challenges while unlocking new space and potential—enhancing both livability and long-term investment value.
