At c2mod, we love finding creative ways to make spaces work harder—and feel better. For the owners, that meant turning their 6th Street garage into a welcoming one-bedroom, one-bathroom ADU. What started as an underused space is now a modern, functional home—and a smart investment for their future.

Our clients had a clear goal: take two garages that brought in just $200 a month and convert them into a livable space that could generate $1,700 in monthly rent. Beyond the financial benefits, they wanted to give the property a fresh look and create a space where someone would genuinely enjoy living.

This project required thoughtful design and careful planning to get everything just right:
- OPTIMIZED LAYOUT
Every square foot counts in a smaller space. We designed the ADU to feel open, airy, and practical. - PRIVACY MATTERS
The bedroom was placed at the back of the unit to create a quiet, private retreat. - BETTER LIVING ENVIRONMENT
Cross-ventilation was a key focus to ensure the space stays comfortable year-round. - SEAMLESS DESIGN
We made sure the ADU’s exterior fit right in with the main house, even adding a matching overhang for a cohesive look.
We also worked closely with engineers to tackle the structural and utility updates, making sure everything met modern standards for safety, efficiency, and comfort.
Challenges We Tackled
Every project has its hurdles, and this one was no different. The garage was originally a low-value space, so we had to rethink every detail to make it feel like home. On top of that, updating the exterior siding gave the entire property a much-needed facelift, improving its long-term value and curb appeal.
